Most of our clients are buying or selling for the first time. That means a lot of questions people are worried are dumb questions. What's an appraisal gap? Why is the disclosure package 400 pages? Is it normal that the seller wants to stay in the house for three weeks after closing? (Yes. It's called a rent-back, and it's very common around here.) We answer all of it, and we answer fast.

Ryan handles the part of this that is about people. Setting expectations, explaining what happens next before you have to ask, and talking you through the moments where a house stops being a spreadsheet and starts being a decision.

Marcus handles the part that is about numbers. Pricing strategy, comps, and the negotiation. If a listing is overpriced because it last sold in 2021 and the seller is anchored to that, Marcus is the one who can show you exactly why.

Between the two of us, someone is always reachable. Our phones are basically fused to our hands, which is not a personality trait we'd recommend, but it does mean you're never sitting around wondering what's happening with your offer. 🤣 Joking aside, that's most of the job.
